With concrete and timber framed options for land and water (!) KODA by Kodesema has something for every build site—and most budgets

With rents increasing and space decreasing in most Western cities, the trend of tiny houses and ADU’s continues to make itself more appealing by the day. Various international startups have popped up in recent years offering prefab designs ranging from classic A-Frame style to the hyper minimal black-box cabin. Estonia’s Kodasema entered the ring in 2016 and continues to release models to feed the demand.

Kodasema first made waves with the release of its concrete-clad, urban-oriented KODA Concrete tiny house. In the years since, several more iterations of the distinct, cube-like structure have been released, ranging from a Loft series, a Compact series(including a sauna), and last but not least their floating houseboat, the KODA Float. While the cube shape holds true across the board, Kodesema now makes the models out of timber framing, making them more mobile and thus better fit for more difficult, remote terrain. But, the KODA Concrete can still be purchased.

The KODA Compact series consists of a standard 215 square foot model, a Micro, and Extended version, and a Hotel Suite. The Compact series' smaller size means they can easily transported and, impressively, stacked-perfect for hotilers or client's looking to take their home on the road.

The KODA Loft series is the brand's residential line-up and adds additional living space to the original floorplan with you guessed it, a loft. Besides the standard 280 square foot model, there's a Micro version and Extended version with an additional room, all of which offer minimalist lodging, with all the essentials, including bedroom, bathroom, kitchen, and living space.

But it’s KODA Float that takes the cake for originality, offering what no other tiny home/prefab cabin manufacturer we’ve seen yet can—a floating tiny house. In other words, a Tiny House Boat.

Constructed on large floating pontoons, KODA Float is constructed with a timber frame, mineral wool insulation, quadruple-pane glass windows, and a finished plywood interior. The exterior can be done up in timber or zinc cladding for a more unique finish that will weather over time. The structure (along with its three sibling designs) is hyper efficient, designed to make living in such constrained quarters as comfortable—and cost effective—as possible.

And good news, as of January 2022, KODA Loft Extended and KODA Loft will be built and shipped throughout North and South America by licensee Big Sun Modular. Built in existing facilities in Brooklyn, NY, Portland, OR, Monterrey, Mexico and Calgary, Canada, pricing starts at $149k, excluding transportation.
